This Privacy Policy explains how Mumbai Property (“we,” “us,” “our”) collects, uses, shares and protects your personal data when you use www.mumbaiproperty.co.in, our WhatsApp Business chatbot, and related services (the “Platform”). Mumbai Property is owned and run by a sole proprietorship trading under the name Metro Property Solutions. Please read this Policy together with our Terms & Conditions and Cookie Policy.

For the purposes of this Privacy Policy, the words “us”, “we”, and “our” refer to Metro Property Solutions and all references to “you”, “your” or “user”, as applicable mean the person who accesses, uses and/or participates in the Website in any manner or capacity.

For the purposes of this Policy, “Personal Information” is defined as any identifiable information such as Name, mobile number, email, city/locality and any other information as disclosed to us. Personal information is only collected, used, and disclosed by us for Services in accordance with this Privacy Policy.

The Privacy Policy along with the Terms of Use describes our practices and your choices in relation to how we collect, store, use, share, and disclose your personal information across our online platform mumbaiproperty.co.in (“Website”).

This document is an electronic record in terms of Information Technology Act, 2000 and rules thereunder as applicable and the amended provisions pertaining to electronic records in various statutes as amended by the Information Technology Act, 2000. This electronic record is generated by a computer system and does not require any physical or digital signatures.

Capitalised terms and expressions used in this Policy but not defined shall have the same meaning as ascribed to such terms in Terms and Conditions.

1. Collection of Information

1.1 Information you give us

Information that you provide at the time of registration including any information that identifies or can be used to identify, contact or locate the user such as name, address, email address, property photos, and phone number.

1.2 Automatically captured data

Any data that is automatically captured by the Website such as your mobile phone operating system. Every computer / mobile device connected to the internet is given a domain name and a set of numbers that serve as that computer's Internet Protocol or “IP” address. When you request a page from any page within the Website, our web servers automatically recognize your domain name and IP address. The domain name and IP address reveal nothing personal about you other than the IP address from which you have accessed the Website.

2. Use of Information

We use your information to run the Platform and provide our services — to show you relevant listings, connect you with owners, brokers and developers, process payments and subscriptions, verify credentials, respond to support queries, and keep the Platform secure. We also use it to send you transactional messages (such as OTPs, payment confirmations and lead alerts) and, only with your separate consent, promotional messages. Where the law requires it, we process data to meet our obligations under the applicable laws.

3. WhatsApp Communication Consent

When you register on the Platform or start a conversation with our WhatsApp chatbot, we ask for your clear, opt-in consent before sending you WhatsApp messages. Messages tied to your account or an active enquiry (service and transactional messages) may be sent without a separate opt-in; promotional or marketing messages always require your specific consent and can be stopped at any time by replying STOP on WhatsApp or by emailing support@mumbaiproperty.co.in.

4. Sharing of Information

With the relevant owner, broker or developer, when you submit an enquiry about their listing.
With service providers who help us run the Platform — cloud hosting, WhatsApp/Meta, SMS and email providers, analytics tools, and our payment gateway — under agreements that require them to keep your data confidential and secure. We refer to the owners, brokers and developers we connect you with as "verified property partners", and to our lending partners as "authorised loan partners". We share your details with them only to serve the request you have made.
With loan partners, only if you ask us to connect you with one.
With government authorities, regulators or courts, where the law requires it.
With an acquiring business, if Metro Property Solutions is ever sold or merged — we will tell you if this happens.

We do not sell or rent your personal data to anyone.

Advertising & Analytics

We use cookies and similar analytics tools to understand how our website is used and to improve it. We do not share your name, phone number or other personal contact details with advertising networks. Any advertising platforms we use receive only anonymised or cookie-based data.

Regulatory Disclosures

We cooperate with government and law enforcement officials and private parties to enforce and comply with the law. When you e-mail a service available on the Website to a friend, you and your friend's names and e-mail addresses are requested. Your email and your friends' e-mail addresses will only be used for this purpose unless permission is otherwise granted.

We may share personal data with categories of service providers who help us operate — such as payment processors (e.g. Razorpay), analytics, and communication tools — strictly under written agreements that require them to protect your data and use it only for the services they provide to us. Advertising platforms, where used, receive only anonymised or cookie-based data, never your name or contact details. If a service provider uses your data in breach of our agreement with them, that misuse is their responsibility as a separate data fiduciary. We may add or change providers as our platform grows, and will keep this Policy updated. We remain responsible, as required under the DPDP Act, 2023, for the data we control.

5. Security of Information

We have in place appropriate methods and managerial procedures to safeguard and secure such Personal Information. We only process Personal Information in a way that is compatible with and relevant for the purpose for which it was collected or authorized by the user. The Website allows users access to their Personal Information and allows them to correct, amend or delete inaccurate information.
We use commercially reasonable precautions to preserve the integrity and security of your information against loss, theft, unauthorised access, disclosure, reproduction, use or amendment.

This Privacy Policy does not apply to any information other than information collected by Metro Property Solutions through the Website including such information collected in accordance with the clause on “Collection of Information” above. This Privacy Policy will not apply to any unsolicited information provided by you through this Website or through any other means. This includes, but is not limited to, information posted on any public areas of the Website. All such unsolicited information shall be deemed to be non-confidential and we will be free to use, disclose such unsolicited information without limitation.

Metro Property Solutions also protects your Personal Information off-line other than as specifically mentioned in this Privacy Policy. Access to your Personal Information is limited to employees, agents or partners and third parties, who we reasonably believe will need that information to enable us to provide Services to you. However, we are not responsible for the confidentiality, security or distribution of your own Personal Information by our partners and third parties outside the scope of our agreement with such partners and third parties.

We shall not retain Personal Information longer than is necessary to fulfil the purposes for which it was collected and as permitted by applicable law. Even after your account is terminated, we may retain your Personal Information as needed to comply with our legal and regulatory obligations, resolve disputes, conclude any activities related to cancellation of an account, investigate or prevent fraud and other inappropriate activity, to enforce our agreements, and for other business reasons.

You can ask us to show you the personal data we hold about you, correct anything that is inaccurate, or delete it (subject to any legal requirement that we keep certain records). You can withdraw consent at any time, and you can nominate another person to exercise these rights on your behalf if something happens to you. 9. Children

The Platform is meant for people aged 18 and above. We do not knowingly collect personal data from anyone younger, and we ask users to confirm their age when they register. If we learn that we have collected a child's data without appropriate consent, we will delete it.

If you access the Platform from outside India, please note that your information is processed and stored in India and is subject to Indian law, including the Digital Personal Data Protection Act, 2023. We extend equivalent privacy protections to users accessing the Platform from other countries.
